84% Class A rent premium over non-prime stock
The most effective repositioning plays don’t touch the floor plate. They transform what tenants see first. Senza delivers the decorative and acoustic plaster finishes that move an asset from Class B perception to Class A reality — on compressed timelines, with the documentation your project requires.

In H1 2025, 71% of all office investment targeted Class A or Trophy product — while Class B and C buildings continued losing tenants. The flight to quality isn’t a trend. It’s a structural shift in how commercial tenants make leasing decisions.
Class A rents are 84% higher than non-prime stock. Tenants are paying 9–12% premiums for spaces that communicate investment quality — and the lobby is where that judgment is made in the first sixty seconds of a prospect tour. The finish is the signal. Senza is how you send it.

The First Sixty Seconds
The lobby is where a prospect prices your building — before they reach the elevator.
A project manager's job is to protect the schedule, the budget, and the lease commencement date. Our process is designed around those three constraints — from the pre-mobilization substrate audit that eliminates on-site surprises, to the phased delivery sequencing that gets your lobby leasing-ready before upper floors are finished.
We visit the site before mobilization to assess substrate condition, MEP clearances, temperature and humidity history, and existing finish conflicts. Written report within five business days. No on-site surprises.
We produce a sequencing plan showing the precise installation window relative to MEP rough-in completion, environmental conditioning, and adjacent trade activity. Formatted for your master schedule.
Lobby and amenity floors first. Upper-floor TI work phased to follow. We work in zones against your leasing timeline — so the spaces that need to be toured are finished before the spaces that don't yet have tenants.
A Senza field representative is on site at first-work installation. Mock-up area inspected and approved before full scope proceeds. Finish deviations are caught at 50 sq ft, not 5,000.
Written documentation of any field deviations, product data sheets for all applied systems, warranty certificates, and touch-up material for the building's maintenance team. Your closeout record is complete at handover.
Asset managers calculating lifecycle costs across a portfolio understand that the finish specified today has a budget implication every year for the next twenty. Painted drywall scuffs at skirting height, dents at furniture impact points, and discolors at HVAC registers — each requiring painting, patching, and repainting on a cycle that compounds invisibly in the maintenance budget.
Quality plaster is hard-surfaced and self-finishing. Localized damage is repaired without visible evidence. The surface can be repaired or recolored without removing the system. Senza can model the lifecycle cost differential for your specific asset — typical commercial lobbies show a 15–20 year maintenance cost advantage for plaster over painted drywall.
| Factor | Painted Drywall | Senza Plaster |
|---|---|---|
| Repainting cycle | Every 3–5 years in high-traffic areas | Repaint only when desired — not required |
| Damage repair | Patch + blend + full repaint to match | Localized patch with minimal visible evidence |
| Rebrand / recolor | Full repaint required, prep sanding | Topcoat over existing system — no removal |
| Acoustic performance | None — drywall is acoustically inert | NRC 0.75–1.00+ integrated in finish layer |
| End-of-life upgrade | Drywall replacement required | New topcoat over existing system |
| WELL / LEED contribution | None — standard paint has no value | WELL acoustic credits, LEED material credits |
A working consultation with a Senza project lead — not a sales call. Bring your drawings, your timeline, and your scope. We’ll walk through which surfaces deliver the highest return, what the sequencing looks like against your master schedule, and what the finish will cost to own for the next twenty years.
